The cost of a new roof in the San Joaquin Valley can vary depending on a variety of factors, such as the size and pitch of the roof, the type of roofing material used, the complexity of the installation process, and the contractor you choose to hire.

On average, a new roof in the San Joaquin Valley can cost anywhere from $8,000 to $20,000 or more. For example, a basic asphalt shingle roof on a small-to-medium-sized home may cost around $8,000 to $12,000 for an overlay (putting a new layer of roof over an existing one) while a more complex roofing project using premium materials such as tile or metal could cost upwards of $20,000 or more.

Find the livable square footage of your home and double it.  If you have a 1500 sq. ft. home that would give you about 3000 sq. ft. (30 sq.) of roof area.  That might seem high but you have to considerer pitch, overhang, waste and of course the area over the garage, which is not included in the home square footage.

For a tear-off of an existing wood shake roof requiring the installation of solid sheathing (usually 7/16” OSB) you can expect to pay anywhere from $4.00 – $7.00 a square foot in the San Joaquin Valley.

 

  • Tear-off existing roof adding solid decking: $4.00 – $7.00 sq. ft.
  • Overlay of an existing roof:  $3.50 – $6.50 sq. ft.
  • Tile roof (varying material & weight):  $8.00 – $16.00 sq. ft.
  • Metal roof (differing materials, styles):  $10.00 – $18.00 sq. ft.

Additional factors that determine your roof cost are:

  • How many layers of existing roofs are there? We’ve seen as high as 5 layers.
  • How many facets are there? A roof facet is a section or side of the roof plan.
  • Is there good access to the building?
  • Does it have existing solid sheathing?
  • Is there underlying dry rot?
  • Is it in a remote area?

However, it’s important to note that this is just an estimate, and the actual cost could be higher or lower depending on your specific circumstances. It’s best to get a few quotes from reputable roofing contractors in the area to get a more accurate estimate for your particular situation.
